We've recently discovered that there isn't a very good resource that highlights the communities of the greater Bothell and Woodinville areas. With Trick or Treat on the horizon, here are a few neighborhoods that you could consider taking your little ones. Additionally, we hope to help out potential buyers that might be looking for more in depth information about a few of the neighborhoods located only a stone's throw from our Bothell real estate office.
Canyon Creek: This residential area is east of Canyon Park, a commercial and business district at the junction of Bothell-Everett Highway and Interstate 405. The neighborhood is home to two schools, Canyon Creek Elementary and Woodside Elementary. The schools are a part of the Northshore School District. The homes are primarily single family and range in price from the 400s - 800s. The houses are generally newer, and if you like the Craftsman style of home, you'll be able to find several modern versions of that style in Canyon Creek. The Reserve at Canyon Park is one of the larger subdivisions.
Hyde Park: This is a beautiful gated community within Bothell. Many of the homes are custom designs, and the landscaping throughout the community is lovely because the neighborhood is nestled on a 38 acre reserve. Forest View Elementary and Cedar Wood Elementary service this neighborhood.
Village Walk: This area is a very walkable and vibrant community with more density than some other areas of Bothell. There is a range of housing options, from condominiums to townhomes. With several parks nearby, as well as 32 miles of trails, this is a great place for recreation. This neighborhood also ties in with the Bothell Revitalization Plan underway. This area is within walking distance to the Main Street of Bothell, a large commercial area.
Hawthorne Station: This community features homes built in 2005 and 2006 and range from 2481 to 3275 square feet. There is a centrally located park for the neighborhood that includes a Tot Lot for children and a basketball court. It is located within the Northshore School District and is in walking distance to Skyview Junior High Schools. The homes are three-five bedroom and priced around 550,000 on average.
Windsor Estates: This is a smaller neighborhood, includes 91 spacious homes in the Thrasher's Corner area of Bothell. This is considered an elegant neighborhood with its own community park. Homes were built between 2000 and 2003 and the lots are considered large. This neighborhood is in the Northshore School District.
Spirit Ridge: This is a new development that is currently under construction. This community will feature a playground and access to shopping in nearby Country Village. Homes will ridge from the 400-500s and range from 3-5 bedrooms, and average 2,500-3,000 square feet. The designs will be eclectic, many drawing from the Craftsman style of architecture.
Aspenwood: This is an established community known for its neighborhood events, like its annual block party. The neighborhood is single family homes with a blend of traditional elements. Many of the homes are known for their built-ins and upgraded kitchens.
Maywood/Beckstrom Hill: Some of Bothell's oldest homes, some dating back to the early 1900s may be found in this neighborhood. The majority of the homes are single family, and located in subdivisions constructed since the late 1950s and 1960s. For those who might be interested in mid-century modern homes, this would be the area to look. Royal Oaks Park, Stipek Park, and William Penn Park are located in this area. Maywood Hills Elementary Schools, Park Canyon Junior High Schools as well as Heritage Christian School and St. Brendan's Parish School are located within this part of Bothell.

TEAM TROY, we are a bunch of fanatics that happen to be really good in the Seattle real estate business. Sure we could exploit systems, alter perceptions, and make more money for the sake of having more, but that’s boring – everyone does that. We’ve come to realize that work should be about increasing our standard of giving, not our standard of living. What keeps us going is our daily fear of dropping dead while doing something useless. We continually aim to be better agents, better neighbors, better partners, better parents, and better people with the singular goal of making folks like you better off than you were before you met us.
Discover our 9 point difference:
“Here at TeamTroy we have found that when we make our only goal, that of making others around us better off than they were before they met us, then everything else just falls in line. This simple mindset protects us from the status quo in real estate, and keeps us obsessed with results.”

"I've known Troy for over 10 years now. He's helped us purchase two homes and sell one. We trust his judgement and feel he is in-tune with the market and the swift changes that can occur. My wife and I were blown away by his willingness to go above and beyond in all aspects of the sale. We recently recommended him to a neighbor and received similar feedback. Bottom line... We were very impressed with Troy. He made our buying and selling experience smooth and even fun. We recommend him to anyone we know who is buying or selling a home."
